TELECOM ITALIA SPARKLE OFFICE RESTRUCTURING
DESCRIPTION OF THE PROJECT:
Restructuring of the Telecom Italia SPA real estate complex for office use, with a surface area of approximately 50,000 square meters.
CONTEXT, STRUCTURE AND OPERATIONAL DETAILS OF THE PROJECT:
The complex has been inserted in a large green area, which today features a large portion of English lawn in good condition. And it is characterized by a main continuous distribution path that allows to cross the different buildings that make up the complex, the latter is based on a rigorous modular grid that defines both the external and internal spaces.
The structure also mirrors the basic module and is largely built with traditional construction techniques: the infill walls and the main partitions are built with cassette walls with an air gap which also houses pipes where necessary.
Of particular value is the cladding of the facades of the various building blocks characterized by a cladding in prefabricated U-section concrete elements coloured in paste with a mixture composed of grey cement with Verona red powder, basalt grit and brick fragments which, on some heads with large glass walls, without however following a criterion linked to radiation considerations.
The infill in concrete elements is alternated where a metal sheet infill with a bronzed finish is needed, used with flat or corrugated sheets, but also with vertical lamella shielding elements. The new configuration of the Acilia Telecom complex for the 10 City project requires it to take on the configuration of “Campus Green”.
The space planning of the building is based on a criterion of maximum clarity and simplicity of functional distribution. Overall, two companies of the Telecom Italia group are established: Telecom Italia IT and Telecom Italia Sparkle and a verification of the relative surfaces committed by the standards provided has made it possible to place the two companies through a division that preserves the integrity of the individual buildings of the complex and allows to assign contiguous and clearly identified buildings to the same buildings. Buildings A, B, H, and I are intended for Telecom Italia IT, while buildings D and E are intended for Telecom Italia Sparkle, leaving the remaining buildings C, F and G fully available for collective and shared functions between the two companies.
Building C, the entrance building, becomes the centre of gravity in the new distribution and allows direct access to the spaces dedicated to the two companies, located at its two ends. The upper floor houses the workspaces of the two companies, directly accessible from the spaces dedicated to them on the ground floor. Inside, the design followed the criteria of smartworking, generating a space with a continuous path, a real internal road that winds through the whole “building-city”, skirting the workstations of the Telecom IT and Telecom Sparkle companies and expanding into the “squares” that host the floor and headquarters services.
An accurate screening was carried out on the specific condition of the individual buildings, with the related finishes and their state of conservation, with the insertion of the relative information in the BIM coordination model, produced with the logic of Building Assembly Modelling, which simulates the physical structure, and the actual material composition, which allows continuous control and alignment between the thermal simulations and the geometry of the building.
For this purpose, the phases characterizing the executive project were also managed through “comparative modelling” operations which involved an exchange of data, and verification of the results produced on the 3D BIM model and on the thermophysical model of the blocks that make up the entire complex.
