On the occasion of the Jubilee 2025, our firm supervised the executive project for the regeneration of the Elderly Social Center “Liliana Toti,” located in Rome’s Municipality XI. The intervention stems from the need to restore dignity, functionality and social value to a historic structure in a state of severe degradation, transforming it into an inclusive and welcoming place, accessible to all and with a focus on intergenerational dialogue.

The main objective is the creation of a living space, designed as a crossroads of opportunities and services for the community, capable of promoting sociality, peer education and inclusion, including through the active involvement of new generations.

The intervention was based on four main strategic axes:

  • Energy efficiency, with a bioclimatic approach;
  • Elimination of architectural barriers, in compliance with current regulations;
  • Refunctionalization and enhancement of interior spaces;
  • Structural recovery of the building, improving its seismic behavior.

The building, dating from the 1940s, is on one floor and currently features:

  • Four main entrances at different elevations due to the slope of the road;
  • Uneven, unconnected interior rooms with inaccessible height differences;
  • Obsolete flooring, dated and substandard electrical and mechanical systems;
  • High heat loss and living discomfort;
  • Widespread architectural barriers that limit the usability of the center by people with disabilities;
  • A tufa and brick load-bearing masonry structural system in need of consolidation.

The new interior configuration is designed to create one harmonious, level-free, accessible and highly functional environment. The project includes the complete renovation and re-functionalization of the rooms, which are divided into:

–Recreation room: the beating heart of the center, a multipurpose space for aggregative, cultural and sports activities.

  • Refreshment room: equipped with kitchenette and tables, designed as a convivial space for lunches, social cooking activities and sharing moments.
  • Winter Garden: a semi-open space, visually and physically connected to the recreation room, designed to encourage enjoyment of the outdoor area during all seasons.

A new accessible toilet block, including a disabled toilet, was designed to support these environments.

Energy efficiency

To reduce energy consumption and improve indoor comfort, provision has been made:

  • 8-cm EPS insulation;
  • Replacement of window frames with high-performance elements;
  • Complete renovation of electrical and mechanical systems;
  • Newfalse ceilings for plant passage and integration of zenithal light, thanks in part to the construction of new skylights in the roof.

Structurally, the building underwent a comprehensive intervention to improve its seismic safety, which included:

  • Construction of new reinforced slabs and aerated crawl space to equalize elevations and improve insulation against ground;
  • Consolidation of perimeter walls using fiberglass reinforced plaster;
  • Insertion of new steel and concrete curbs and beams, including for the installation of skylights;
  • Creation of new concrete walls to brace the structure.

Particular attention was given to upgrading the façade on Via Seravezza, with the insertion of dark metal slats on the main entrances, to improve urban perception and visual accessibility of the center.
